In the event of an after hours emergency (before 8am and after 4pm M-F and anytime on Saturday or Sunday) do not call the office. Call or text the Emergency Number you were given on your lease.
Gas Leak
If you smell gas in your home, immediately exit the home and call National Fuel at 800-365-3234. Then call the office and notify us.
Smoke/Fire
Immediately call 911 and follow direction given by the operator. Once you hang up, call the office.
Flooding
If the flooding is coming from plumbing or the water heater, immediately attempt to turn off water using the nearest shut off valve. Contact us.
Sewage Backup
Contact us immediately. Discontinue use of any appliance which uses water.
No Heat (during winter months only)
Check your breaker panel to determine if the breaker as been tripped. If so, reset the breaker to restore heat. If not please call us and we will do everything we can to restore heat in a timely fashion.
Lock Outs
During business hours, 8:00am to 4pm M-F, there is NO CHARGE to come to the office to attain a key. If the key is not returned , there is a $30 dollar fee.
BEFORE 8:00am or AFTER 4pm M-F, a CHARGE of $35.00 will be payable AT THE TIME. If a locksmith is needed you will be responsible for all charges. Replacement of lock and key is $85.00. Installation of a new dead bolt & lock is $145.00. $ 30.00 fee to replace mailbox lock with key.
