Tenant Criteria

Before you apply to lease with us, please take a moment to review a sample of our tenant criteria. Verification process can vary depending on the situation.

  • Age: Each applicant 18 years and older must complete an application and is subject to review.
  • ID: Each applicant must provide a government issued photo ID.
  • Background: We may perform a background search on applicants but not limited to the following: Landlord/tenant filings, criminal background, tenant history, credit ratings.
  • Income: Proof of income is required.
    • 2 of your most recent pay stub.
    • New hire employment letter from employer on company letter head.
    • Self employed- Prior years taxes, W2s, 3 months bank statements
    • Official Letter of Disability or retirement income of SSI/SSD benefits.
  • Rental History: Management will verify the last 3 (or more) reasons for each applicant.
  • Omitting facts, falsifying information and prior evictions can be cause of a denial.
  • Security Deposit: A security deposit is required. Standard Security deposit is equal to one (1) months rent, however two (2) months may be required. Security deposits are refundable (within 30 days of move out) less any charges assessed for damages-cleaning expenses and or balances owed at the time of move out. Deposits may not be applied rent at any time. Deposit will NOT be applied to last month’s rent.
  • Renter Insurance: Renter’s insurance is recommended upon execution of Lease. We recommend Bush Insurance Company (814-398-8601) but you may choose any insurance company of your liking.
  • Pet Policy: Residents can enjoy pets, if accepted. We welcome most dog breeds, excluding only those with typical aggressive tendencies (service animals are an exception). Proof of current vaccinations, licenses and insurance is necessary for all pets. Non-refundable pet fee and a month fee is required.
